Ms. Nelson, in this field since 2004, fell into the vacation rental business by a happy accident. She initially tried marketing vacation rentals as a way to fund her daughter’s education. Her daughter had an opportunity to do an independent study in England, and Ms. Nelson needed to help. By transforming her home into a short term vacation rental, along with marketing six other vacation rentals, the business provided the extra income needed. Consequently, not only did her daughter finish the independent study in Europe but she graduated from college. Therefore, once her daughter graduated, Nelson entered her second career as an author-publisher-speaker. However, Ms. Nelson is also a vacation rental consultant and has helped people to start their successful vacation rental businesses.
Ms. Nelson spoke at the Florida Vacation Rental Association in May of 2016. Her presentation was entitled: The Vacation Rental Guest DNA–What Makes them Book and What Keeps them Coming Back?

After giving this workshop, Nelson realized her presentation hit a nerve, As a result, she wrote her newest book–Don’t Let Them Steal Your Brand! 10 Vacation Rental Niches to Make Your Bookings Soar. This book is a brainstorming tool to help vacation rental managers brand properties and stimulate bookings. Thankfully, she offers this book for free at her website. She advocates focusing intense branding effort on the segment of booking that is not covered by the OTAs.
Also, Ms. Nelson gives a free branding tools workshop to vacation rental managers to learn to brand, and better position their agency in the growing billion-dollar market.
Obviously, Nelson contends that most vacation rental managers as real estate agents–are savvy salespeople, but lack understanding of marketing. Happily, she gives all in her power to educate those willing to listen and learn.
